How water removal differs on a warehouse floor

Sealed concrete does not absorb much water, so the floor itself usually dries quickly once standing water is pushed to drains or extracted with ride-on equipment. The bigger risks are what sits on and above the floor: cartons and pallets that wick water, racked goods under a roof leak, and faced insulation on the underside of the roof deck that can hold water and drip for days.

Flex buildings combine both worlds. The front office may have drywall, carpet tile and ceiling grid, while the back is open warehouse. A sprinkler break or roof leak can affect both, and each needs a different plan. Forklift traffic and dock schedules mean the cleanup has to be organized around operations.

Most of this corridor is within Aurora city limits, but some nearby parcels are in unincorporated Adams County or other jurisdictions. Confirm which building department and fire authority apply before permits or inspections.

Quick calls for operations managers

  • IfWater is dripping onto racked inventoryStop traffic in those aisles, tarp or move goods below the leak, and get a roofer to clear drains.
  • IfA sprinkler head was struck by equipmentHave a qualified person close the valve, notify the alarm company and fire department, and arrange fire watch if required.
  • IfOnly the office front is affectedTreat it like an office suite loss: extraction, ceiling tile removal, drying around business hours.
  • IfCustomers' goods are involvedNotify them and your insurer early; keep wet goods segregated and logged.

Questions for the building owner or landlord

  1. Who maintains roof drains, and how often are they cleared?
  2. Are any sprinkler sections dry-pipe or antifreeze, and when were they last tested?
  3. Who is responsible for interior insulation and ceiling grid after a roof leak?
  4. What does the lease say about business interruption and rent during repairs?
