What to ask, and why
Can an Aurora office stay partly open during drying?
Extraction usually happens right away; drying and repairs can often be phased around operations. Tell the restoration company your hours, access rules, and which areas must stay open.
Will the invoice show dates for every line item?
It should. Ask for an itemized estimate (many carriers use Xactimate) and the equipment log with dates, so you can match each charge to the day the work happened.
What if water reached the IT room or paper files?
Mention electronics, servers, and paper records up front so they're protected or moved first. Specialized electronics restoration may involve another vendor; ask how that's coordinated.
Should fans keep running after the floor is dry?
Drying should stop when readings reach goals for the materials involved. Ask to see those readings before agreeing to extra days of equipment.
Are tenants and the landlord documented separately?
In multi-tenant or apartment buildings, each affected space can be documented separately so the owner and each tenant's insurer see their own portion of the loss. Ask for that before work starts.
